Agents are no longer allowed to sell off-market properties without providing access to all agents via the “Coming Soon” portal on the SF MLS. That DOES NOT syndicate to redfin, zillow, trulia, realtor.com.
This is GOOD because you will no longer have to look on all the individual websites (Compass, Sotheby’s, Coldwell Banker, mom and pop shops) to find shadow inventory. You will be able to see the approximately 30% shadow inventory all in one place!
This is also BAD because you now need an agent to do it for you, even if you are already receiving automated listing alerts from and system- these SFAR MLS “Coming Soon” listings don’t get sent out automatically.
They have to be searched on demand! Below I have links to these searches as of 5/13/2020. This is for San Francisco
This new setup basically forces you to work with an agent, or at least rely on one to send you these listings. Please contact me any time if you would like me to do a custom search for you. In the meantime, I will be updating these lists a few times a week.
Also, here are all the listings on HOLD in San Francisco. HOLD means the days on market should stop running. Different properties are put on HOLD for different reasons. Please let me know if you would like more information about any property.
